POINT

Tips for finding a room in Tokyo as a student

Choose by commute time

Tokyo’s trains are very convenient. If you also look at stations on a direct line to your school, not only near it, it is easier to keep the rent down.

Check move-in costs first

Besides rent, you need a lump sum when you move in. Some rooms have no deposit or key money, and there are ways to reduce the initial cost.

Start before you arrive

Many people look for rooms around school entry seasons (such as April and October). Asking early gives you more choices.

Q&A

Frequently asked questions

How much is the rent?

It depends a lot on the area, the distance from the station and the room size. Tell us your commute and budget, and we will look for rooms that match.

How much are the move-in costs?

They include a deposit (shikikin), key money (reikin), agency fee, first month’s rent, guarantee company fee and fire insurance. As a guide, they are about 4–6 months of rent, but it depends on the room. See also our English guide to renting in Japan.

What documents do I need?

Your residence card (your passport before arriving), school documents (such as a certificate of enrollment or an admission letter) and an emergency contact. The guarantee company may ask for other documents. Requirements differ by room and guarantee company, so we will explain them during your consultation.

I don’t have a guarantor in Japan.

Most rooms use a rent guarantee company. Some rooms can be rented without a guarantor in Japan.

Can I consult before coming to Japan?

Yes. It is fine even if your school is not decided yet. Let’s start preparing around your arrival date. When you can sign a contract or move in depends on the room.

I don’t have a Japanese phone number.

During the consultation, email or LINE is fine. A Japanese phone number may be required when you sign the contract.

Can I get an interpreter on the same day?

Interpreters are by reservation, so we may not be able to arrange one on the same day. Please book early.
